RERA Uttarakhand: Project Registration, Charges and Documents Required for Registration

Real Estate Regulatory Authority in Uttarakhand - 

After the Real Estate Regulation and Development Act of 2016, the Uttarakhand RERA came into force on May 1, 2017. It serves as a nodal authority for the state's real estate agents who handle the sale and purchase of these properties as well as the list of projects registered under RERA and other developments. RERA Uttarakhand serves as a preventive organization, monitoring and supervising the developers and defending the interests of the purchaser.

1). A responsible authority examining the approved floor designs, specifications, and construction blueprints 

2). Inspecting, if the promoter is following the approved plans and the floor space index.

3). Only the proposed and approved number of buildings are built.

4). On-time phase-wise completion of a project as proposed.

RERA Uttarakhand: Project Registration Process

The project registration process is simple, quick, and efficient for RERA approved projects. Here is a step-by-step process that can help promoters register their projects. 

Step 1: Visit the website @ ukrera.org.in and click on the project registration section. 
Step 2: It will ask you to add your email address and phone number and click next. Also, promoters who are developing projects individually select individuals and others can select the company or partnership option. 
Step 3: The third step will ask you to add the Name of the applicant or promoter. 
Step 4: The next screen will show the detailed form for project registration. The document includes details related to the promoter's information and previous project details.  Click next. 
Step 5: Subsequently, the pages related to new project details, uploading documents, payment, and confirmation. 

Once the information is shared and the form is duly filled, the RERA Uttrakhand authority will check if all the compliance is met. If they are, the authority will register the project within 30 days of receiving the application.

Project Registration Charges Of RERA - 
The authority of RERA Uttarakhand has fixed the registration charges for the registration of projects by the promoters. These charges are fixed based on the categories and area of the project. The following are the charges:

Registration of housing projects Rs. 10 per sq. m. maximum fee capped at Rs. 5 lakh
Registration of mixed development projects Rs. 15 per sq. m. maximum fee capped at Rs. 7 lakh
Registration of plotted development projects Rs. 5 per sq. m. maximum fee capped at Rs. 2 lakh
Registration of commercial projects Rs. 20 per sq. m. maximum fee capped at Rs. 10 lakh

 

Documents Required for Registration

During the time of project registration, the promoter needs to upload certain documents. These include -  


●    PAN copy of the promoter
●    The balance sheet of the previous year, duly audited
●    Last three years of income tax returns
●    The title deed of the land highlighting the promoter's title on the land 
●    No. of open parking spaces proposed in the project 
●    Encumbrance details of the land
●    Declaration of no discrimination against allottees 

Projects that can be excluded - 

All new projects must typically be registered and RERA approved by the proponents. Registration is not necessary in some circumstances, though. The following are these exclusions:

●    If the area of the proposed development site does not exceed 500 square meters.
●    Before the act's commencement in the state, the developer receives a completion certificate for a project.
●    The number of apartments proposed for construction is not more than eight
●    Renovation and redevelopment of a building
